Swiss AFIAA lets office space in "Romeo & Julia", FrankfurtZürich, )
The 14,300 sq m of office space in Ulmenstraße 37-39, in the Frankfurt Westend district, is now almost fully let. Only around 400 sq m on the 5th floor of the "Romeo" tower and 375 sq m on its 11th floor are still available.
Cushman & Wakefield advised the tenant on the lease and brokered the deal, while CBRE was the lead agent for AFIAA on the vendor side.
The 20-storey twin office towers, built in 1972, were completely revitalised in 2007-9, on plans by Swiss architect Max Dudler. The building boasts a BREEAM Certificate with "Excellent" rating and was awarded the TÜV Certificate for the sustainable operation of property.
Managed on site by SRE Schmitz Real Estate, the property has modern fit-out and provides 150 parking spaces, 130 of which are in its underground car park.
There are numerous restaurant and leisure facilities in the immediate vicinity, as well as shops for daily needs. The nearby Westend and Alte Oper U-Bahn (underground) stations and the Taunusanlage S-Bahn (rapid transit) station provide very good public transport links. The Alte Oper concert hall, Goethestrasse, the restaurant-lined "Fressgass" and the Zeil, Frankfurt's prime shopping pitch, are all within easy walking distance.
AFIAA, which has offices in Zurich, New York and Sydney, currently has investments with a total volume of 1.5 bn CHF in selected locations. AFIAA plans to make further additions to its real estate portfolio. It is in negotiation for the acquisition of further assets in Frankfurt and elsewhere in Germany and Europe.
