alstria office REIT-AG executes this year's largest office lease in Hamburg

(lifePR) (Hamburg, ) alstria office REIT-AG (symbol: AOX, ISIN:DE000A0LD2U1), an internally managed Real Estate Investment Trust (REIT)which is solely focused on acquiring, owning and managing office real estate in Germany, announces the letting of more than 12,000 sqm to Hamburger Hochbahn AG (HOCHBAHN) on a 20 year lease basis. With this new lease signed, the vacancy rate of alstria's portfolio goes down from 7.7 % to 6.4 %.

The total area leased by alstria during the year 2008 amounts to more than 20,000 sqm, which represents one third of the existing vacancy at the beginning of 2007.

The space at Steinstraße 5-7, which was vacated earlier this year by BKK Mobil Oil, will be extensively reconstructed by alstria before it will be handed over to the new tenant around April 2010. This building, which is located near the main train station in an area highly demanded by tenants, is now fully let, just a few months after being vacated.

The HOCHBAHN was established in 1911 and transports more than one million passengers daily with its busses and underground railways. With over 4,400 employees HOCHBAHN is the second biggest local transport organisation in Germany. Besides the local traffic activity the company also offers rail and bus services all over Germany.

Grossmann and Berger, Hamburg's leading real estate advisory firm, brokered the transaction between alstria and Hamburger Hochbahn.
